Terms of Use
Effective date: September 2026 · Last updated: September 2026
1. Agreement to These Terms
These Terms of Use govern your access to and use of blakeruudjohnson.com, the client portal, and all services provided by Closing Conductor, LLC, doing business as Blake Ruud-Johnson Coaching, Consulting, Recruiting (“we,” “us,” or “our”). By using the site, creating an account, downloading the free guide, purchasing a program, or working with us, you agree to these Terms.

- Closer recruiting, candidate scoring, shortlisting, and placement support
- The Closer Academy, a self-paced program with lessons, quizzes, and practice calls
- A client portal with your call log, scorecards, progress, messaging, and billing

Descriptions on the site are illustrative. We do not guarantee specific revenue, close rates, hiring outcomes, or results. Outcomes depend on your effort, offer, market, and other factors outside our control.
3. Accounts, Workspaces, and Team Members
You are responsible for keeping your login credentials confidential and for all activity in your account. If you add partners, co-founders, or reps to your workspace, you confirm you are authorised to do so, and you accept that those people can see the workspace content shared with them. Tell us promptly if someone should be removed or if you suspect unauthorised access.
4. Your Submissions and Consent to Record
When you submit call recordings, transcripts, notetaker links, forwarded recap emails, or candidate information, you represent that you have the legal right to share that material and that all required consents have been obtained from everyone on the call. You are responsible for complying with the recording and privacy laws that apply to you.
You keep ownership of what you submit. You grant us permission to store and process it in order to deliver the services you requested, including AI-assisted analysis. We may use de-identified, aggregated insights to improve our frameworks.
5. AI-Assisted Reviews and Scoring
We use AI tools to help analyse calls and draft written feedback. Every score and review is reviewed, edited, and approved by a person before it is released to you. Scores are based on our rubric and reflect professional judgement, not a guaranteed measure of performance. Feedback is coaching guidance only and is not legal, financial, tax, or employment advice.
6. The Closer Academy
Academy access is sold as a one-time Intro purchase or a recurring Pro membership. Recurring memberships renew automatically until cancelled and cancellation takes effect at the end of the current billing period. Access to community spaces and gated lessons is tied to an active membership and is removed when a membership ends, expires, or is revoked for breach of these Terms.
Promotional codes, discount links, trials, and comped access are limited, may expire, and may be withdrawn if misused. Certificates recognise completion of the program and are not an accredited qualification or an offer of employment.
7. Payment, Renewals, and Refunds
Fees for coaching, consulting, recruiting, Academy access, and other services are due as set out in your invoice, checkout, or signed agreement. Payments are processed by our payment provider. Recurring retainers and memberships continue until cancelled in writing or through the portal.
Late or failed payments may result in suspended access until the balance is settled. Refunds are provided only where required by law or expressly agreed in writing. Digital program content and completed call reviews are non-refundable once delivered.
8. Scheduling, Sessions, and Cancellations
Sessions are booked through the portal and calendar invitations. Live sessions open at their scheduled time. Please reschedule or cancel with reasonable notice. Sessions missed without notice may be treated as delivered. Recurring session series are scheduled ahead and can be adjusted at any time.
9. Recruiting and Placement
Recruiting services include sourcing, scoring, interviewing, and shortlisting candidates. Hiring decisions are always yours. We do not guarantee that any candidate will be hired, will remain in the role, or will reach a given performance level, and we are not the employer of any candidate we introduce. Candidate details shared with you are confidential and may only be used to evaluate that candidate for the role in question.
9a. Real Estate Seller Lead Program
For agents. Seller leads are exclusive per lead, not per market: each lead we deliver to you is not shared with or resold to another agent, but we do not limit how many agents we work with in a market. Lead volume, quality, and results are not guaranteed, and any ROI figures shown on our site are illustrative estimates only. You are responsible for following up with leads lawfully, including the Telephone Consumer Protection Act, Do Not Call rules, state telemarketing laws, the Fair Housing Act, and your licensing and brokerage rules. Pricing and program terms are set out in your separate agreement with us.
For home sellers. Submitting your details asks to be contacted about selling your property. By giving consent, you agree to receive calls and texts, including automated calls and texts and calls from an AI voice assistant, at the number you provided. Consent is not a condition of purchase and can be withdrawn at any time by replying STOP or telling us on a call. We are a lead generation service, not a real estate brokerage, and do not provide real estate, legal, or financial advice.
10. Acceptable Use
You agree not to share your account access with people outside your workspace, resell or redistribute our lessons, scorecards, frameworks, or guides, scrape or bulk-download the site, upload unlawful or malicious material, attempt to access other clients’ data, or interfere with the operation or security of the site. We may block automated submissions and abusive traffic.
11. Intellectual Property
All content on this site and in the portal — including text, graphics, logos, the free guide, rubrics, scorecards, frameworks, lessons, drills, and training materials — is owned by Closing Conductor, LLC or its licensors. You receive a personal, non-transferable licence to use these materials for your own business while your engagement or membership is active. You may not reproduce, distribute, publish, or create derivative works without our written permission.
12. Confidentiality
We treat your calls, transcripts, business information, and candidate details as confidential. In return, you agree to keep our proprietary coaching frameworks, scorecards, Academy content, and recruiting methods confidential and not share them with unauthorised third parties.
13. Third-Party Services and Links
The site and portal rely on third-party services for payments, email, storage, calendars, AI analysis, and community access, and may link to external sites. We are not responsible for the availability, content, or practices of those third parties, and your use of them is subject to their own terms.
14. Service Availability
We aim to keep the site and portal available, but we may modify, suspend, or discontinue features at any time, including for maintenance or upgrades. We are not liable for downtime, delays, or loss caused by third-party outages.
15. Disclaimers
The site and services are provided “as is” and “as available,” without warranties of any kind to the fullest extent permitted by law. We do not warrant that the services will be uninterrupted, error-free, or that any particular result will be achieved.
16. Limitation of Liability
To the fullest extent permitted by law, Closing Conductor, LLC is not liable for indirect, incidental, special, or consequential damages, including lost profits or lost business, arising from your use of the site or services. Our total liability is limited to the amount you paid us in the 12 months preceding the claim.
17. Indemnity
You agree to indemnify and hold us harmless from claims arising out of material you submit, your failure to obtain required recording or privacy consents, your hiring decisions, or your breach of these Terms.
18. Termination
You may stop using the services at any time, subject to your payment obligations. We may suspend or terminate access for breach of these Terms, non-payment, misuse of program materials, or conduct that harms our business, our clients, or other users. Sections that by their nature should survive termination will continue to apply.
19. Governing Law
These Terms are governed by the laws of the State of Delaware, without regard to conflict-of-law principles. Any dispute will be resolved in the state or federal courts located in Delaware.
20. Changes to These Terms
We update these Terms as our services change, including when we add new programs, features, or integrations. The revised date above shows when they last changed. Continued use of the site or services after changes are posted constitutes acceptance of the revised Terms.
